NEW UPDATES:
7 / 08 - "SOLD ON LARGO" FUNDING NOT AVAILABLE UNTIL OCTOBER 1, 2008
The City of Largo has advised CDC that funding has been used up for this fiscal year. New downpayment assistance funds will become available after October 1, 2008, so until that time, CDC cannot accept applications for assistance within the City limits of Largo. Please check this site in case funding is released any earlier.
7 / 08 - INSPECTION REQUIREMENTS HAVE CHANGED
Tampa Bay CDC's funding jurisdictions are now using federal funds for downpayment assisatnce, therefore new inspections are required. The City and/or County will conduct and pay for a Code Inspection on the property, so the Buyer is no longer required to obtain a separate home inspection (although it is strongly encouraged to do so). When Tampa Bay CDC receives an executed Contract, we will order the required Inspection. If any Code repairs are needed, these MUST be repaired and re-inspected PRIOR TO CLOSING!
7 / 08 - CLEARWATER FUNDING ANNOUNCEMENT
The City of Clearwater has release a pool of $100,000 to assist Clients who are moderate income (with household incomes between 80.01% and 120%). SHIP Funds are being used for this Program, so the Code Inspection referenced in the section above does not apply. For these files, the Buyer must obtain their own home inspection (from an ASHI-approved Inspector), and this will be at their own expense.
7 / 08 - NEWLY-RENOVATED PROPERTIES AVAILABLE IN PASCO COUNTY
Tampa Bay CDC is a POP Agency for Pasco County, and we have renovated several properties in Pasco that are available for sale to low-income Buyers. At the present time, 14 homes are complete and there are 9 more being renovated. Many of these properties have substantial downpayment assistance that will also be available from the County. 4 / 08 - SEMI-MONTHLY LENDER/REALTOR SEMINARS DISCONTINUED AT CLEARWATER LIBRARY
Tampa Bay CDC will no longer offer the semi-monthly Lender/Realtor Orientation Seminars at the Clearwater Main Library. Over the past several months, more than 75% of the confirmed attendees have not shown up on the day of the seminar, and as a result, CDC has been training less than 10 people at each Seminar (after having prepared and expected 40-50 attendees). If you have a small group of no more than 10 people, you can contact our Office to schedule a training meeting at our N.E. Coachman office. If you have a group of 30 or more, we would be happy to conduct a Training Seminar at your Office. Call (727) 442-7075 for more information.
2 / 08 - 2008 INCOME LIMITS RELEASED:
Effective 2/25/08, THE NEW INCOME LIMITS HAVE BEEN ANNOUNCED FOR ALL PINELLAS COUNTY ASSISTANCE PROGRAMS. AFTER TWO YEARS, THE LIMITS WERE FINALLY INCREASED. PLEASE VISIT THE "DOWNPAYMENT ASSISTANCE" PAGE FOR A CHART WITH THE UPDATED LIMITS.
1 / 08 - PINELLAS COUNTY FUNDING ANNOUNCEMENT:
A) DOWNPAYMENT ASSISTANCE PROGRAM: Pinellas County has decreased funding back to the original $10,000 subsidy level effective 1/1/08. As always, Borrowers must earn below 80% MFI to be eligible for this Program.
B) MODERATE INCOME BORROWERS: At the present time, Pinellas County has no funding for Borrowers who earn between 80.01% and 120% MFI. Funding may become available after July 1, 2008 for moderate income Borrowers looking to purchase in Target areas.
Effective January 1, 2008, Tampa Bay CDC has announced the schedule for the HUD-approved 2008 "Dream of HomeOwnership" Seminars. Please visit the Workshop page for a list of dates and to register online.
2007 UPDATES:
10 / 3 / 07 - TITLE COMPANY LOCATION RESTRICTIONS:
Effective Immediately, Tampa Bay CDC will not close any assistance loan with a Title Company that is located outside of Pinellas, Pasco or Hillsborough County. We have experienced many difficulties recently with Title Companies located out of the area and out of the State, and in some cases, this has jeapordized our ability to be reimbursed by our Funding Sources for the assistance funds we advanced at closing.
Effective October 1, 2007, The City of Clearwater will only provide assistance to households who earn below 80% MFI. We can no longer provide assistance to moderate income households, regardless of whether or not they purchase in a target area.
Effective August 8, 2007, Pinellas County will no longer permit their assistance loans to be in third position behind any other assistance programs. | |
