The property must meet the Section 8 Housing Quality Standards (HQS). The Borrower will be required to obtain a Home Inspection (from an Inspector of their choosing) to verify these standards have been met. The Home Inspector will be asked to complete the 7-Page HQS Form, and to be eligible, the Inspection form must show that there are no deficiencies. The Report must also show that the property "passes" all Section 8 Standards (Page 7 must be marked "Pass" by the Home Inspector). If any Section 8 violations are noted in the report, or if any repairs or improvements are required, these must be completed prior to closing and the property must be re-inspected and "passed". This inspection is not required for newly-built properties.

Home Inspector Qualifications
• City of Largo/Sold on Largo Program - ASHI Inspector recommended, but not mandatory. • Unincorporated Pinellas County - ASHI Inspector recommended, but not mandatory. • City of Clearwater - All persons performing Home Inspections must be licensed or certified by one of the following: • American Society of Home Inspectors (ASHI Member Status) • State of Florida (Building or Code Inspector) • Southern Building Code Congress International Inc. (Building or Housing Rehabilitation Inspector)
